After a thorough cleaning, I applied steel building putty (tacky tape) to each bolt hole, and RightStuff around the perimeter of the hinge plate. Then I bolted it down, and applied more RightStuff around each bolt head & the back edge where there were some gaps. Then this rubber seal went back before lifting the frame into position. I'm letting the RightStuff dry overnight before I clean off the excess & apply one more bead below the hinge from the outside.
